Oct 15, 2026

TOKYO, Japan – October 15, 2026 – DAIKYO INCORPORATED (“DAIKYO”) and ANABUKI CONSTRUCTION INCORPORATED (“ANABUKI CONSTRUCTION”) announced that their condominium, The Lions Setagaya Hachimanyama,*1 has been awarded the GOOD DESIGN AWARD 2026 by the Japan Institute of Design Promotion.

Located a 3-minute walk from Keio Line’s Hachimanyama Station, “The Lions Setagaya Hachimanyama” is situated in a category I exclusively low-rise residential zone. It is Japan’s first*2 condominium that meets the standard of “ZEH-M,” the highest ZEH classification, for the entire building and the “ZEH” standard for all residential units, delivering outstanding environmental performance and resilience. Designed to harmonize with the area’s abundant greenery and streetscape, the development offers residents comfort and peace of mind.
The property incorporates an integrated energy generation and storage system combining solar power generation facilities, storage batteries, household fuel cell cogeneration systems (“ENE-FARM”), and a well. Its disaster-preparedness features allow residents to continue living at home during disasters, providing peace of mind in a crisis without compromising day-to-day comfort. The setback creates open space for greenery, stone masonry walls, benches, and a well, creating a spacious streetscape. The landscaping and architectural design harmonize with the surrounding green residential environment, achieving both environmental performance and architectural aesthetics. In addition, the landscaping ensures 26% green coverage of the site and uses native plant species, with consideration for biodiversity. The project was recognized for creating an attractive streetscape with careful consideration for its relationship with the street, delivering high-quality homes that incorporate environmental performance in multiple ways, and presenting a model for future condominium developments.
Both companies will continue to address social issues, including by reducing environmental impact and improving disaster resilience, while creating homes rooted in their communities that enrich residents’ lives.

1. Design of “The Lions Setagaya Hachimanyama”
■Overview
In planning this project in Hachimanyama, a residential area rich in greenery, the central theme was to go beyond convenience and aesthetics by combining the high environmental performance and disaster resilience expected of future homes with resident comfort and peace of mind, while harmonizing with the neighborhood streetscape and residential environment.

■Key Design Features
Creating a Landscape That Opens Up the Streetscape
The setback creates open space containing greenery, stone masonry walls, benches, and a well, giving the street a more spacious character. Landscaping covers 26% of the site and uses 100% native plant species. Birdbaths and nesting boxes have also been installed, reflecting a plan that supports biodiversity conservation and coexistence with the local community.

Combining High Energy Efficiency with Resilience
Through energy conservation and on-site energy generation, the project achieves reductions of more than 110% in primary energy consumption for the entire building and more than 120% for all units compared with the baseline. It is the first condominium in Japan to achieve “ZEH-M” for the building and “ZEH” standards for every unit, and it obtained its BELS evaluation certificate in July 2023. Furthermore, by installing solar power generation facilities for individual residential units and the common areas on the building’s roof and constructing an energy creation and storage system comprising a storage battery and ENE・FARM in each residential unit and a large storage battery and well in the common areas, the project enables residents to continue living in their homes for at least one week even if electricity, water, and gas supplies are disrupted during a disaster.

Homes That Combine Environmental Performance with Architectural Design
Beyond convenience and aesthetics, the project aims to deliver the environmental performance expected of future homes while harmonizing with the local landscape and residential environment. The exterior emphasizes horizontal lines that complement the surrounding trees, and environmental-performance elements—including glass railings and generous openings—have been carefully integrated into the architectural design.

■Comments from the GOOD DESIGN AWARD Jury
The project stands out for its attention to two aspects often regarded as unlikely to contribute directly to business profitability: the building’s relationship with the street and its environmental performance. The building mass is appropriately articulated, and the horizontally emphasized design works with the landscape to eliminate any sense of visual bulk and create a dignified streetscape. The project was also recognized as a high-quality model for the specifications and future direction of condominiums, including its multidimensional approach to designing environmental performance.
