ORIX Real Estate Completes Construction of Belle Face Ryogoku ―Tenancy to Begin in Early March

TOKYO, Japan - March 4, 2022 - ORIX Real Estate Corporation (“ORIX Real Estate”) announced today that it has completed construction of Belle Face Ryogoku, a rental condominium in Sumida-ku, Tokyo, with a total of 42 units for rent. Tenants can begin moving in from early March.

Belle Face Ryogoku is a 5-minute walk from Ryogoku Station on the Toei Oedo Line and an 11-minute walk from Ryogoku Station on the JR Sobu Line, and has excellent access to major office areas such as Shiodome, Shinbashi and Shinjuku within 20 minutes by train. The surrounding area is a calm residential environment with mid- to high-rise condominiums and detached houses, and there is an elementary school, clinic, and supermarket within a 5-minute walking distance.
There are a total of six layouts available, including 1DK and 1LDK (25.10 m2 to 45.44 m2), featuring abundant storage space in the bedrooms and open kitchens with counters.
In addition, Belle Face Ryogoku comes with up to 24 months of free Furniture and Appliance Leasing Service (for the initial contract period), which allows tenants to try out a set of imported European and American furniture, a set of BALMUDA appliances, etc. In partnership with inter office ltd., which provides office furniture import and sales as well as subscription services, four plans are offered based on different lifestyles. In addition to providing a chance to experience high-end furniture and appliances without hassle, it also meets the needs of customers who wish to keep their move-in costs low.

1. Features of Belle Face Ryogoku
(1) Various innovations tailored for the layouts

There are a total of six layouts, including 1DK (29 units) and 1LDK (13 units). Accent walls with wood grain and a modern design are used in the living rooms and restrooms to enhance the design quality of the rooms. In addition, coat hooks have been installed at the entrance of all units, and in the living room, “nageshi” wall rails have been installed for hanging and placing items to enhance the functionality of the units. Furthermore, two units are equipped with storage shelves and hanger pipes utilizing the space effectively, and one unit is equipped with a folding table on the wall, which is convenient for working from home.

(2) Common area with Edo-themed design
The exterior was designed to be urban and sophisticated, using white as the base color. The wall facing the entrance is decorated with an artwork (lighted wall) that combines washi paper-like sheet in traditional wakakusa and umegasane colors, inspired by shoji screens, to express the atmosphere of Edo period. The common hallway adopts an indoor corridor design to provide security and privacy, and is air-conditioned to ensure a comfortable living environment regardless of the season.

(3) Comfortable living space with carefully selected furniture and appliances
In partnership with inter office ltd. (Minato-ku, Tokyo, President and CEO: Naoki Terada), Furniture and Appliance Leasing Service to tenants who sign a contract for the new residence. This service offers a choice of four plans, each combining three pieces of furniture and appliances for each theme, and is available free of charge for the initial contract period (up to 24 months). The themes are "Home to get work done," "Home to relax with classic furniture," "Home to live with high-quality appliances," and "Home to start a new life." The service supports the upgrading of living spaces with a basic combination of a bed frame, table, and sofa, a set of imported European and American furniture, a set of BALMUDA appliances, and more. After the initial contract period, tenants can choose to not only return the furniture and appliances, but also to continue using the furniture and appliances* or purchase items if they like them.
* To continue using the furniture and appliances, a contract must be made between the tenant and inter office ltd.
