ORIX Real Estate Completes Misato II Logistics Center, All-Air-Conditioned Logistics Facility within Walking Distance of Misato Station

TOKYO, Japan – October 31, 2025 – ORIX Real Estate Corporation (“ORIX Real Estate”) announced today that it has completed construction of the Misato II Logistics Center, a multi-tenant logistics facility located in Misato, Saitama. The entire facility has been leased to DENKYOSHA CO., LTD., a company engaged in the home appliance sales business.

The property is situated approximately 2.9 km from the Gaikan Expressway’s Gaikan Misato-Nishi Interchange and approximately 2.6 km from the Joban Expressway’s Misato Interchange, enabling delivery to central Tokyo within an hour and offering excellent access to the greater Tokyo metropolitan area. It is also located approximately 1.1 km (about a 14-minute walk) from JR Musashino Line’s Misato Station, providing convenient access for workers and supporting tenant companies in securing employment.
The building is a three-story, box-type structure with truck berths*1 on the first floor, capable of accommodating up to 24 heavy-duty trucks (10-ton trucks) simultaneously. Each warehouse floor from the first to third floors is fully air-conditioned, and the second floor includes a lounge that can be used as a break area, providing a comfortable working environment for tenant company employees.
A solar power generation system is installed on the rooftop to supply the facility with electricity generated from renewable energy sources. The property is also an environmentally considerate facility that is scheduled to achieve CASBEE*2 for Buildings (New Construction) Rank A certification. Furthermore, it has been designed with consideration for business continuity planning (BCP), featuring an emergency generator that enables 24-hour operation during power outages and major electrical equipment placed on the second-floor balcony to prevent flooding.
Since entering the logistics development business in 2002, ORIX Real Estate has invested in and developed 53 logistics facilities, mainly in the Tokyo, Nagoya, and Osaka metropolitan areas, and will continue to develop environmentally considerate logistics facilities that respond to changes in the supply chain.

*1 A truck berth is a space used to connect trucks to the facility to facilitate the loading and unloading of goods.
*2 This is a system that comprehensively evaluates the quality of buildings, including environmental considerations such as energy-saving and the usage of environmentally friendly equipment and materials, as well as provision of a comfortable indoor environment and consideration for the surrounding landscape.

1. Key Features of Misato II Logistics Center
(1) An excellent location for delivery to central Tokyo and wide-area distribution, and for securing workforce
Misato II Logistics Center is situated approximately 2.9 km from the Gaikan Expressway’s Gaikan Misato-Nishi Interchange and approximately 2.6 km from the Joban Expressway’s Misato Interchange, providing convenient access for deliveries within an hour to central Tokyo and wide-area distribution across the greater Tokyo metropolitan area. It is also located about 1.1 km (approximately a 14-minute walk) from JR Musashino Line’s Misato Station, offering excellent commuting convenience and an advantageous location for securing employment for tenant companies.

(2) Provides a comfortable and employee-friendly working environment

The lounge

All warehouse floors from the first to the third are equipped with air-conditioning systems to meet tenant companies’ needs for a comfortable work environment. In addition, a lounge with 35 seats is installed on the second floor for employees to use during lunch and breaks. The lounge features both table seating and counter seating along the windows, creating a convenient and relaxing space, and providing employees with a comfortable working environment.

(3) A design that enables efficient storage and operations
The first floor is equipped with truck berths that can accommodate up to 24 trucks (10-ton) for simultaneous docking, with an effective height under lower beams of approximately 5.5 m or more (excluding some sections on the third floor). There are also two cargo elevators and two vertical conveyors.

(4) Reliable logistics facility with business continuity planning (BCP) measures
As BCP measures, an emergency generator capable of 24-hour operation is installed, allowing the continued use of cargo elevators and lighting during power outages caused by disasters and enabling logistics operations to continue around the clock. In addition, major electrical equipment is installed on the second-floor balcony to prevent flooding, ensuring essential lifelines and enabling the rapid restoration of logistics functions in the event of water damage.

(5) Logistics facility with environmental considerations, including an electricity supply from 100% renewable energy sources
A solar power generation system is installed on the rooftop under the power purchase agreement (PPA) model*3, and the electricity generated is available for use within the facility. In the event of power shortages due to weather conditions or during nighttime, ORIX Corporation will supply electricity with Non-Fossil Certificates (with tracking certification), allowing tenant companies to use 100% renewable energy for their electricity consumption.
Through these efforts in energy creation and the adoption of energy-saving equipment, this facility is scheduled to achieve CASBEE for Buildings (New Construction) Rank A Certification. In addition, electric vehicle (EV) charging stations are installed in the on-site parking area, demonstrating the facility’s active commitment to environmental sustainability.

*3 This is a business model in which a third party borrows the premises or roof of an electricity consumer, installs a solar power generation system there, and supplies the electricity generated by the system to the consumer.
