DAIKYO ASTAGE and ANABUKI COMMUNITY Introduce Contactless Delivery System to Existing Condominiums at No Cost

TOKYO, Japan – September 29, 2025 – DAIKYO ASTAGE INCORPORATED (“DAIKYO ASTAGE”) and ANABUKI COMMUNITY INCORPORATED (“ANABUKI COMMUNITY”) announced that, beginning in October 2025, the companies will gradually introduce a system that supports Amazon and Yamato Transport's EAZY*1 contactless delivery service into condominiums*2 under their management nationwide. The service will be provided to residents free of charge*3.

In recent years, the expansion of e-commerce has led to a surge in parcel deliveries, and the burden of redeliveries due to labor shortages has become a significant issue. One solution to this problem is contactless delivery, in which parcels are delivered to a location designated by the resident, such as in front of the unit’s entrance or in a delivery box. However, in condominiums equipped with auto-lock systems, delivery personnel cannot enter the building, and if the delivery boxes are full, contactless delivery cannot be carried out.
To address this, the companies will install devices*4 compatible with contactless delivery services for Amazon and Yamato Transport's EAZY in auto-lock condominiums under their management. By installing these devices, delivery personnel will be able to temporarily unlock the auto-lock system and deliver parcels directly to each unit’s entrance. These devices can be retrofitted to existing condominiums, and management associations can adopt them without bearing initial installation costs. Furthermore, as access is limited exclusively to registered delivery personnel for temporary entry, security is ensured. This initiative will contribute to improving resident convenience and reducing redeliveries.
The companies are pursuing a next-generation condominium management service*5 that leverages digital transformation (DX) to address the three "aging" surrounding condominiums. DAIKYO ASTAGE and ANABUKI COMMUNITY will continue to provide new forms of condominium management and work to resolve social issues.

1. Background of the Introduction

With the increase in e-commerce usage, the volume of parcel deliveries has surged, making redeliveries a major issue for the logistics industry. To address this situation, the installation of delivery boxes has been promoted. However, as costs are incurred, smooth implementation has not always been possible, and even when installed, there are cases during long holidays or sales periods when the delivery boxes become full, and parcels cannot be received. Against this backdrop, and with the revision of the Ministry of Land, Infrastructure, Transport and Tourism’s Condominium Standard Management Bylaws*6 in 2024, which recommended the establishment of detailed usage rules regarding contactless delivery, interest in contactless delivery has been increasing.

2. Efforts to Promote Contactless Delivery in Existing Condominiums

While rental condominiums and newly built condominiums for sale have been making progress in introducing systems compatible with contactless delivery, in existing condominiums for sale, consensus building with the management association has taken time, making it difficult to proceed with implementation. This initiative enables the rapid introduction of contactless delivery systems into existing condominiums, as they can be retrofitted without requiring management associations to bear initial costs.

3. Developing a Contactless Delivery System Using Smart Keys

DAIKYO ASTAGE and ANABUKI COMMUNITY will introduce into existing condominiums under their management a system that balances both security and convenience. Specifically, bitlock GATE, a device by Bitkey Inc. compatible with Yamato Transport's EAZY, and "Amazon Key, compatible with Amazon orders, will be installed at the entrances of condominiums with auto-lock systems. By installing these devices, when entry is permitted, a digital key is displayed on the delivery personnel’s dedicated device, allowing the auto-lock to be temporarily unlocked. After completing contactless delivery, the delivery completion time is also managed within the delivery company’s dedicated application.

In addition to enjoying the advantages of contactless delivery, residents will be able to unlock the auto-lock from their smartphones by linking the ID for POCKET HOME*7, a condominium resident service, with the ID for Bitkey Inc.’s homehub app*8.

Delivery personnel can temporarily unlock the entrance using their smartphones, allowing them to reliably perform contactless delivery directly to each unit’s entrance even when residents are absent or the delivery boxes are full.

5. Condominium Resident Service POCKET HOME

POCKET HOME is a service provided by DAIKYO ASTAGE and ANABUKI COMMUNITY for condominium residents and unit owners. In addition to the condominium online conference with attendance and resolution functions to online general meetings, available functions include AI-based home assessment, inquiries via LINE, lifestyle and web information content, inspection and cleaning schedule changes, applications for various procedures and notices. The application can be used by downloading the “homehub” application from Bitkey Inc. and linking one’s ID from the existing websites (DAIKYO ASTAGE: Kurashi Square, ANABUKI COMMUNITY: Surpass Net and Kurashi Square with ANABUKI COMMUNITY).
