ORIX to Develop the Matsubushi Logistics Center in Saitama Prefecture

TOKYO, Japan - October 26, 2017 - ORIX Corporation ("ORIX") announced today that its real estate investment business will develop the Matsubushi Logistics Center, a large-scale multi-tenant logistics center to be located in the town of Matsubushi, Kita-Katsushika-gun, Saitama Prefecture. Construction is scheduled to be completed in the spring of 2019, and ORIX has begun taking applications for tenant companies.

The Matsubushi Logistics Center is located 30 km from central Tokyo, inside National Route 16 which connects the Tokyo suburbs with Metropolitan Tokyo. Close to the Misato-nishi Interchange of the Tokyo Gaikan Expressway, and easily accessible from National Route 4, it allows for the selection of delivery routes according to traffic congestion conditions, making it ideal as a hub for deliveries into Tokyo.

The building consists of four above-ground floors, each with a floor area of approximately 19,173.5 m2, and is equipped driveways and truck berths through the middle of the warehouse on the first and third floors. This is a multi-tenant facility that can accommodate as many as eight tenants, with leasing available from a minimum block size of approximately 8,264 m2. LED lighting and emergency generators are employed throughout the building, enabling tenants to reduce their electricity usage and complying with business continuity plans (BCP). A lounge for the use of employees is located on the fourth floor, with plans for a comfortable indoor break room and an expansive outdoor terrace. The facility is also equipped with a multipurpose room that can accommodate a large number of people for training or special events, a shower room available 24 hours a day, and a free wireless LAN environment; a day-care center can also be set up at tenant request. In addition, the grounds include employee parking for approximately 300 passenger vehicles, and by providing a comfortable working environment both inside and outside, the facility will support tenant efforts to recruit and hire workers.

ORIX began ramping up its investment in the logistics business in 2002. To date, the company has developed a total of 38 facilities in Tokyo, Nagoya and Osaka, and this facility will be the twelfth to be developed in Saitama Prefecture. With its outstanding access to the city, the need for development of logistics facilities in the Metropolitan Inter-city Expressway area is increasing, and ORIX is also focused on development of multi-tenant facilities based on maintaining highly flexible plans.

Going forward, ORIX will continue to develop state-of-the-art logistics facilities to meet the needs of evolving supply chain strategies and the rapid expansion of the e-commerce market in Japan.
